Preservation on Princeton

We have a lot of exciting projects wrapping up, in mid-renovation, and on the horizon. Princeton Ave has been on our mind for the better part of 2020. This charming Colonial style home was supposed to start its kitchen, mudroom and powder bath renovation earlier this Spring and we've been dreaming about it since! In September we finally begin demo.


How charming, right?! It's filled with character inside including original passage doors, stained glass windows, and sinks in each of the bedroom closets because the original owner loved plumbing.


Kitchen Before

The kitchen was renovated some years ago. It doesn't quite stand up to the character of the rest of the house, and did not address some functionality problems. Fortunately the wood dining booth, nestled in a window facing the gorgeous backyard, remains and preserving it is a top priority. Working around radiators and whatever mysteries hiding behind the walls will be a process to accomplish a smooth design throughout the renovation.



Kitchen Design

We are thrilled these homeowners are all about amplifying the history of their home. While the finishes are almost all brand new (stay with me here), we're working to design a Contemporary Colonial style for this home.


First and foremost, we will be preserving this great dining booth! We will be cutting it back so it is flush with the left wall and give the kitchen more floor space. We will be removing the wall dividing the kitchen and dining room, meaning we will completely rearrange the work triangle between the refrigerator, sink and range.


The Jkath cabinet shop will replicate the cabinetry style as the built-ins in the now exposed dining room, and also add a charming keyhole feature in the upper cabinets. I am personally so excited about the charming cabinetry color selection: Benjamin Moore Woodlawn Blue.


This is where the "almost all" brand new fixtures comes into play. The homeowners have replaced lighting throughout their home with period-correct fixtures since they moved in a few years ago. Since they're already experts at this, we sent them on a field trip to Architectural Antiques to find fixtures for their new kitchen renovation. They did an amazing job!


The walnut island will have the JennAir down draft range without an overhead hood to not disrupt sight lines. With the original dining booth in the kitchen, seating wasn't necessary at the island. A sweet spindle leg feature will complement the stair's banister nearby.

This kitchen will not have any tile backsplashes. On the sink wall the Hanstone quartz countertop will run up underneath the upper cabinets. The storage wall on the other side of the island will have paneling like in the rear entryway. The pantry wall next to the booth will have fantastic Squirrel & Sunflower wallpaper against walnut open shelving.


Rear Entry + Powder Bath Design

The rear entry isn't very large but it needs to be practical for this young family. Adding a built-in cabinet for closed storage and wall hooks will help store the family's coats, backpacks and shoes.

The powder room is actually getting a tad smaller to make space for this cabinet, but will still be incredibly functional and highly stylish.

Remember last week's Sunday Saves? The Underwater World wallpaper by Hygge & West is going to be installed at the new Kath home and Princeton Ave's powder bath. A console sink and art deco inspired Jeffrey Court tile will create a fun and stylish powder bath.
